Ungasan occupies the high ground along the Bukit's southern cliffs, where the land sits above some of Bali's most dramatic coastline. It is quieter and more residential than Bingin or Uluwatu, the kind of area where luxury resorts and private villas take advantage of long ocean views and space between neighbours.
Melasti, one of the island's widest white-sand beaches, sits at the bottom of the cliffs, reached by a carved switchback road.
Ungasan suits buyers who want the view and the calm over walkability, and who value a larger plot and more privacy.
Ungasan also holds Bali's tallest landmark: the 121 m Garuda Wisnu Kencana statue rises from a 60-hectare cultural park on the village's northern edge, about 20 minutes from the airport. Down at sea level the coast has opened up fast, and the carved road to Melasti turned a once hard-to-reach shoreline into a row of beach clubs and a nightly Kecak show in an amphitheater cut straight into the limestone. Up on the plateau it still runs at village speed, temple processions and all.
Around Ungasan
Surf & beaches
Roughly 300 steps drop down a 75 m cliff to a pocket of white sand with two limestone caves, one holding a small temple shared with a colony of bats. The climb back up keeps it near empty most days.
A reef right that breaks on all tides, best around mid, and holds swell from waist-high to well overhead, with an inside bowl that barrels when sets bend into the channel. Intermediate and up; the channel current pulls hard on an outgoing tide.
On small swell around mid tide, two shifty peaks off the sand throw fast lefts and rights. Strong current and quick sections make them ones for confident surfers; everyone else sticks to the calm inner water.
Eat & drink
An inclinator carries you down the cliff at The Ungasan resort to a private white-sand cove with a swimmable lagoon, kayaks, and snorkel gear included. Bonfires are lit on the sand at sunset each evening, with live music from 5 to 8 pm.
Karma Kandara's beach club runs its own inclinator down to a clear-water cove. The kitchen leans seafood: grilled lobster, fish tacos, wood-fired pizza. Quieter and dressier than the Melasti strip.
A plateau warung on Jalan Uluwatu doing grilled tuna, seafood curry, and nasi goreng at local prices. The clientele is mostly people who live here, which is the recommendation.
See & do
The 121 m Garuda Wisnu Kencana statue, taller than the Statue of Liberty, anchors a 60-hectare park on Ungasan's northern edge. A guided tour rides a lift inside the statue to a 23rd-floor viewing gallery, and Kecak troupes perform daily.
A fire dance staged at 6 pm daily in an amphitheater cut into the limestone above the beach, timed so the sun drops into the sea mid-show. Seating is open stone tiers and they fill early; arrive by 5:30.

Why buyers look at Ungasan
Ungasan trades walkability for view and space, which appeals to a higher-end guest and a longer average stay. Ocean-view and clifftop positions here carry a nightly premium, and the larger plots suit buyers building or buying at the upper end.
As with every Yolla area, the rental case is grounded in our managed portfolio rather than projections.
Who Ungasan suits
Melasti's inner stretch stays calm enough for kids at most tides, with rock pools appearing at low tide, and Uma Beach House on the same sand caters specifically to children. That combination is rare on the Bukit, where most beaches are surf-first.
Ungasan sits at the quiet end of the peninsula's road network, so there's no through traffic and no bar strip. Gated lanes, big plots, dark skies after sunset, and neighbors you mostly hear about rather than hear.
Green Bowl gives you a barreling reef right with a light crowd at the bottom of 300 steps, and the famous lefts at Uluwatu and Padang Padang are about a 20-minute drive west. You live in the quiet and commute to the circus.
